Quick repairs- In order to be a good landlord/lady and keep you tenants happy, you have to keep your property in a good shape by always attending to defects like leaking roof, poor water, once they pop up. Apart from keeping your tenant happy, this also does wonders for your business as news of your reputation will spread far and wide, causing you to never run out of tenants.

Rent reminders- Rather than calling you tenants with nasty things to say, simply ensure that you send monthly reminders before the due date. This way, no tenant can make excuses and you receive your money on time.

Have insurance and security- Your tenants will love the fact that their property is safe and you can sleep well every night knowing that your property is secure in case of a break-in, or fire.

Be honest and transparent- If you have rules, let your tenants know from the very beginning. This will make you trustworthy, and keep your tenants happy.
